Dear Randy Cudd,

Last Friday (4-21-06) was "Closing" on my house at 445 Overlook Pass, Hudson, WI.

Today is Monday (4-24-06) and I can now reflect on the selling process.

It's fair to mention that I lived in Hudson (and in the same house) for a little over 10 years. I was not very familiar with the Realtors in the area. Therefore, when it came time to sell my house, I needed to select a Realtor. At that time, I felt that selecting the best Real Estate Agent would be my most important decision. I started asking various people who I felt would know something about the Real Estate business for references. I then started the interview process.

I can tell you that (A) your name was often mentioned, (B) you aced the interview and (C) now I'm really glad I choose you to sell my house.

So, what do you know that others don't?. Probably not that much (no offense please). However, you are 100% honest and straight forward. You gave me perfect advice regarding what to do with the house in preparation for sale. Your work ethic is incredible (do you ever sleep?). I am now convinced that we priced it properly. You did a great job of keeping me informed. You got the word out. You presented my house in the best possible light. You advertised and had "Open House". OK - you did a lot more. The end is that you got my house sold at a fair price and it was a very pleasant experience.

If anybody is contemplating you being their listing agent, have them contact me. I did select the best Real Estate Agent and now I'm sure happy with that decision.

I first met you ~8 weeks ago. Now I consider you a good friend. Thanks for the great job!!
